Everything that holds
your house up,
you will never see again.

Six feet under your drawing room floor there is a block of concrete with eight steel bars in it. It is the most important thing you will pay for and the only part that can never be repaired. Here is what goes into it, and what to check before it disappears.

We dig until we reach soil that will not move, then test it. In most of Gorakhpur that is five to seven feet. A three-inch blinding layer of lean concrete goes in first, so the steel never touches wet earth.

The mesh

A grid of 12 mm bars, tied at every crossing, sitting on cover blocks so there is a full two inches of concrete under it. If that steel touches the ground it rusts, and rusting steel splits concrete from the inside. You will find out in fifteen years.

And then it's gone

The pit is filled back in and compacted in layers. From this morning onward, nobody — not you, not us, not the next owner — will ever look at that footing again. Everything you were going to check, you had to check today.

The stirrups are not decoration. They are what stops the eight vertical bars from buckling outward when the house above pushes down, and they are the first thing a contractor quietly spaces further apart to save steel. Six inches at the ends, nine in the middle.

The wall is not holding the house up — the frame is. The wall keeps the weather out and the noise down, and it is where your wiring and your plumbing go to disappear. Which is exactly why the electrical drawing has to be finished before this week.

Roughly nine tonnes of steel and cement went into the house behind this. You will never see a gram of it again. All you will ever be able to judge is whether the people who put it there were the sort who let you watch.

The material passport

What goes in,
and how you check it.

Every line here has a bill, a stamp or a certificate attached. Ask for it on the day, not at the end.
Cement 43-grade OPC, baggedPPC for plaster and masonry Read the bag: grade, ISI licence number and the packing date. Cement older than ninety days has lost strength. Our purchase bills reach you with the weekly report, so the bags on your site and the bags on the bill are the same bags.
Steel Fe500D TMT12 mm footings · 16 mm columns · 8 mm stirrups Every bundle carries a tag. Fe500D is the ductile grade — it bends before it breaks, which is the whole point in an earthquake zone. Ask to see the mill test certificate for the lot; it is a single sheet of paper and any real supplier has it.
Concrete M25 for footings & columnsM20 for slabs · design mix, not guesswork Cubes are cast on site from the same pour and broken in a lab at seven and twenty-eight days. Those two reports are the only proof that exists of what your concrete actually is. Keep them.
Curing 14 days, minimumPonding on slabs, wet hessian on columns Concrete gains strength by staying wet, not by drying. This is the single cheapest step to skip and the one that costs the most later. Walk your site in the evening: if the slab is dry, somebody went home early.
Brick First-class, table-moulded1:6 cement mortar A first-class brick rings when you knock two together and does not break when dropped from waist height. It should not absorb more than a fifth of its own weight in water — a brick that drinks is a wall that seeps.
Sand & aggregate Washed coarse sand20 mm and 10 mm graded aggregate Silty sand is the quiet killer. Put a handful in a glass of water and shake it: if more than a thin skin of silt settles on top, that sand should not be in your concrete. Rejecting a truck costs one afternoon.
Waterproofing Plinth-level DPCChemical treatment for toilets, terrace and sunken slabs Every wet area gets ponded for forty-eight hours and inspected from the floor below before any tile goes down. If it is going to leak, it leaks now, while fixing it costs a day.

From empty plot to grey structure

Eight stages,
and what to check in each.

Timings are for a 30 × 50 ft plot, G+1, roughly 2,340 sq ft built-up.
01

Layout & excavation

Plot corners fixed against the sanctioned site plan, column centres marked, pits dug to the depth the soil test says. Check: the setbacks on the ground match the setbacks on the drawing. This is the last hour it is free to fix.

02

Footings & plinth

PCC, footing steel, footing concrete, then the pedestals up to plinth level and the plinth beam tying it all together. Check: photographs of every footing with its steel visible, before backfill.

3–4 weeks15% paid
03

Ground floor columns

Cages tied, shuttering plumbed, concrete poured and vibrated, cured wet for a fortnight. Check: stirrup spacing tightens near the top and bottom of each column. Count them.

2 weeks10% paid
04

Ground floor slab

Dhalai day. Beams and slab steel tied as one, conduit for the electrical laid in before the pour, then a continuous concrete pour. Check: that the electrical conduit went in. Adding it later means cutting your new slab.

05

First floor frame & slab

The same sequence, one storey up, plus the staircase. Check: the stair going and riser against the drawing — this is where site convenience quietly makes stairs steeper.

4–5 weeks15% paid
06

Brickwork

Nine-inch external walls, four-and-a-half internal, door and window frames set as the wall goes up. Check: stand in each room before plaster. This is the last week the room's size is still an opinion.

07

Wiring & plumbing

Chasing, conduit, junction boxes, water lines pressure-tested, drainage laid to fall. Check: every switch and socket against the electrical drawing, on site, with the drawing in your hand.

3 weeks10% paid
08

Plaster & grey handover

Internal and external plaster, waterproofing on terrace and wet areas, and the structure is complete. Check: a straight edge held against the wall. Plaster that is out of true costs you at the flooring and the wardrobe stage.

4 weeks10% paid

Roughly 23–26 weeks to a completed grey structure, then interiors. You pay against work that is finished and measured, never against work that is promised. The remaining 10% is held until handover.
