On a 30 × 50 plot,
only two of your four walls
will ever have a window.
Your neighbours build right up to the boundary, and so will you — that is how row plots work here, and it is what lets you use the full 30 ft width. The price is that your left and right walls are party walls. No windows, ever. Not now, and not in ten years when the plot next door finally gets built on.
So light and air have to come from the front, from the rear setback, and from one more place most first-time builders never think to ask for: a shaft cut through the middle of the house, open to the sky.
Five feet by six feet, running from the ground floor all the way up past the terrace. It lights the staircase, the passage and both middle toilets, and on a summer night it pulls hot air up and out of the house. Leave it out and the middle of your ground floor needs a tube light at two in the afternoon — for the next forty years.

The electrical sheet
Every switch, socket, fan point and AC point marked before the wall is plastered. Add one afterwards and it means chiselling a finished wall, re-plastering it and repainting the room.
The window schedule
Sizes fixed on paper means your carpenter, your glass supplier and your mason are all working from the same number. Most site arguments are two people holding different numbers.
The bar bending schedule
It tells you exactly how much steel your house needs, in what lengths. It is also the sheet that lets you check whether the steel that arrived is the steel that went in.
We don't argue
with your pandit ji.
Roughly half the families we build for bring a Vastu chart to the first meeting. We take it seriously, for a simple reason: you are the one who has to live in this house and feel right about it.
So here is how we handle it. Bring the chart to the drawing stage — not after. We sit with you, your designer and your pandit ji in the same room, and we tell you plainly which items we can do inside your setbacks and your structure, which ones cost money to accommodate, and which ones simply cannot be done on a 30 ft frontage. Then you decide.
What we will not do is quietly ignore the chart, build the house, and let you discover on handover day that the main door faces the wrong way.
And some of it is not belief at all, it is building science wearing an older name. A kitchen in the south-east gets gentle morning sun and keeps the afternoon heat off your gas. A master bedroom in the south-west stays coolest through a Gorakhpur May. Those two we would recommend anyway.

Both cost nothing to plan for and both make the house physically more comfortable. We do these by default unless you ask otherwise.
Main door direction
Fixable on most plots, but on a narrow frontage it can push your staircase or your parking somewhere less convenient. We will show you both plans and let you choose.
Toilet and staircase position
These are tied to your plumbing stack and your structure. Changing them at the drawing stage is free. Changing them after the foundation is a different house.
Getting it passed.
Papers
Registry, mutation, latest tax receipt, and an identity set. If your plot is in a development-authority colony you will also need the allotment and possession letters. We give you the exact list on day one so nothing stalls in week three.
Drawings
Site plan, floor plans, sections and elevations, drawn to the local building bye-laws — setbacks, ground coverage, FAR, height and the mandatory parking. This is where a plan gets rejected, and where we make sure it will not be.
Submission
Filed online with the development authority through a registered architect, with the scrutiny fee and the development charges. You get the acknowledgement and the file number the same day.
Objections
If the authority raises a query, we redraw and re-submit. There is no separate charge for this, because getting it right first time is our job, not yours.
Sanction
The sanctioned set comes back stamped. Keep it safe — you will need it for your electricity connection, your water connection, a home loan disbursement, and the day you eventually sell.
Approval timelines are set by the authority, not by us, and they move. What we commit to is the part we control: your drawings ready and filed within four weeks of the papers reaching us. Fee amounts, document lists and authority timelines shown here are indicative and need confirming against current Gorakhpur Development Authority rules.
"How many times
can I change it?"
Before you sign the drawing: as many times as you like. Move the kitchen. Swap two bedrooms. Decide the staircase should be four feet wider. It costs us a drawing and it costs you nothing, and this is exactly the stage where you should be difficult.
After you sign, twice, free. People change their minds, families grow, someone's mother-in-law sees the plan. Two rounds are built into the contract.
After the foundation is cast, it stops being a drawing change. Moving one internal wall at that point means breaking, rebuilding, re-routing the electrical conduit and re-doing the plaster on both faces — and it will be quoted as extra work, in writing, before anyone picks up a hammer.
